Villa Oliva provides direct access to the village and features a private pathway that meanders beneath a canopy of trees, leading to a secluded waterfront platform. Here, you can immerse yourself in the crystal-clear sea, letting the gentle waves wash away the stresses of everyday life.
Spanning two levels, the villa comfortably accommodates 7 guests. The ground floor features a stylish bedroom with two single beds and a cozy sofa bed, a modern bathroom, a fully equipped kitchen, a dining area, and a warm, inviting living room with a fireplace—perfect for unwinding while admiring the breathtaking sea views through expansive glass doors.
Upstairs, two elegant bedrooms each boast a plush double bed and a private ensuite bathroom. Step onto the spacious balcony, where inviting sofas provide the perfect setting to sip a glass of wine as the sun sets over the bay.
Outdoors, the villa is designed for both relaxation and entertainment. We loved our stay at Villa Olivia. The views of Sivota bay from all parts of the villa are beautiful. The villa is very comfortable and finished to a very high standard - balancing modern and traditional features. The beds are extremely comfortable and there is air conditioning and televisions in every room. Outside the pool is a great place to while away the hours watching the yachts going in and out of the bay. The villa provides easy access to Sivota via private steps and paths through olive trees avoiding any news to walk along roads. Walking to the village takes less than 5 mins although the position of the villa means it is very private and away from any noise of the village. Sivota is also very picturesque with some great restaurants and tavernas. Eleni is also a great host - She is very knowledgeable and welcoming. Some things to consider when booking - 1) The drive to the villa from Sivota is on a narrow road for about 0.75 mile. At first a bit intimidating although you quickly realise that it is a reasonable road (and in line with the rest of the island). 2) The villa will be on another level once it does have private sea access. This has been delayed due to bad weather in the off season. Whilst there is access it is via a pontoon that is shared by 6 yachts and also villa Olea. At the moment Villa Anthelia and Villa Elanthy (also part of Litori Villas) have private sea access.

Beautiful villa. Well placed and just a short walk to restaurants and amenities. The villa is modern and well kitted out with plenty of kitchen utensils and good soft towels. Spotlessly clean. I would go back in a heartbeat.
Rental Policies
1. BOOKING DEPOSIT & PAYMENT OF THE BALANCE
A deposit of 30% of the total holiday rental cost must be paid by you in order to secure the reservation. No obligation from the property owner or us will exist until we have received this amount in full. The balance must be paid at least six (6) weeks before your arrival. If the amount is not received by us on the agreed time frame, we are entitled to cancel the booking and retain the deposit.
2. CANCELLATION & REFUND POLICIES
It you wish to cancel your booking, then we shall be entitled to the following percentage of the holiday cost:
• Cancellation more than 60 days before the arrival date, we keep 3% of the total price of the stay.
• Less than 60 days, we keep 100% of the price of the stay.
• The required cost has not been deposited, we have the right to cancel your booking.

3. CANCELLATION OR ALTERATIONS BY US
In the rare occurrence that we might need to make any alterations to already confirmed arrangements -there is a possibility it might happen- we will make sure you are notified at the earliest date possible. If for any reason beyond our control we are unable to provide you with the property you have booked, we reserve the right to transfer you to a similar or better property. However, if this is not possible or you do not wish to be transferred, we will cancel the booking and refund in full the amount paid to us for the property. Nonetheless, we will not be responsible for any other cancellation charges for travel arrangements for you and/or your party.
4.TAXES AND FEES
**Starting from January 2024 the Greek government has implemented a new climate tax of 15€ per night. This tax is payable on arrival in cash and a receipt will be issued to you within your stay. **
This tax IS NOT included in the daily/weekly rate of the villa.
It accommodates up to 7 guests.
