These Terms & Conditions apply to all reservations made with The View (“the Company”, “we”, “us”). By confirming a booking, paying a deposit, or occupying the property, the Guest confirms that they have read, understood, and agreed to these Terms & Conditions.

1. Payment Policy
A 20% deposit of the total reservation value is required at the time of booking. The remaining balance must be paid no later than 60 days prior to arrival.

For bookings made within 60 days of arrival, 100% of the total amount is payable at the time of booking.

The View reserves the right to pre-authorise a Guest’s credit or debit card for damages, unpaid charges, or extras, at any time after booking and up to 7 days after check-out.

2. Cancellation Policy
Guests may cancel free of charge up to 60 days prior to the scheduled arrival date. After the free cancellation deadline, the deposit becomes non-refundable.

For cancellations made 59–0 days prior to arrival, 100% of the total reservation amount will be charged. No-shows, early departures, or shortened stays are charged in full and are non-refundable.

3. Check-in / Check-out
Check-in time is from 15:00. Check-out time is by 10:00.

Early check-in and late check-out may be arranged in advance, subject to availability and additional cost. Late check-out up to 16:00 is charged at 50% of the applicable nightly rate, subject to availability.

Failure to complete the agreed check-out process may result in additional charges.

4. Maximum Occupancy
Occupancy is strictly limited to the number stated in the booking confirmation. Additional guests or visitors are not permitted without prior written approval.

Breach of occupancy limits may result in immediate termination of the stay without refund and/or additional charges.

5. Housekeeping
Housekeeping services are provided every two (2) days after check-in. Towels, linens, and amenities are changed every four (4) days.

If housekeeping staff are unable to access the property, services will resume at the next scheduled time. Additional or deep cleaning may be arranged at an extra cost, subject to availability.

If excessive cleaning is required, a €200 cleaning fee may be charged or deducted.

6. Damage, Responsibility & Keys
Guests are fully responsible for any damage caused to the property, furnishings, equipment, or outdoor areas.

Damage discovered after departure may still be charged.

Any issues relating to property condition must be reported within 24 hours of check-in, in writing.

If a Guest locks themselves out of the property or loses a key, remote control, or access device, a replacement fee of €50 per item may be charged.

7. Access, Inspection & Maintenance
The View reserves the right to enter the property at reasonable times and with reasonable notice, or immediately in case of emergency.

Maintenance and service staff may access the property at pre-arranged times. Guests agree to allow access for necessary repairs or inspections.

8. Pet Policy
Pets are only permitted with prior written approval from The View.

Unauthorised pets may result in termination of the rental agreement without refund and additional cleaning charges.

9. Events, Parties & Noise Policy
Events, parties, celebrations, or gatherings are not permitted without prior written approval. Quiet hours are strictly observed between 14:30–18:00 and 23:00–08:00.

Breaches may result in immediate termination of the stay without refund.

10. Safety, Balconies, Interiors & Swimming Pool Use
The property includes outdoor terraces, balconies, staircases, walls, wet-room bathrooms, tiled floors, and a swimming pool.

Surfaces may become slippery when wet due to water, sunscreen, cleaning, or weather conditions.

Parents and guardians are fully responsible for supervising children and minors at all times, appropriate to their age and ability.

Children and minors must not be left unattended on balconies, terraces, stairwells, near walls, railings, or elevated areas.

Guests are requested to shower before using the swimming pool. Running, diving, or rough play around the pool area is strictly discouraged.

Children and minors must be supervised at all times in or around the swimming pool. Interior wet-room bathrooms and tiled floors may be slippery when wet.

Guests must ensure all doors, windows, gates, and access points are securely closed.

Guests use the property entirely at their own risk.

11. Utilities & Sustainability
Guests are expected to use water and energy responsibly.

Water is a limited resource on the Greek islands. Excessive or irresponsible use may result in additional charges.

12. Hazardous Items & Fire Safety
Guests must not bring or use hazardous, flammable, explosive, or pressurised materials within the property.

Any breach may result in immediate termination of the stay without refund.

13. Valuables
Guests are responsible for their personal belongings at all times.

Safes should be used where provided. Travel insurance is strongly recommended.

14. Mechanical Failures & Utilities
The View cannot guarantee uninterrupted services including electricity, water, air conditioning, or internet.

No refunds or rate reductions will be made due to service interruptions or third-party provider failures.

15. Force Majeure
The View shall not be liable for events beyond its control, including weather, natural disasters, strikes, or utility outages.

No refunds or compensation will be offered in such cases.

16. Guest Conduct & Legal Use
The property may be used for lawful holiday purposes only.

Illegal activities, misuse of the property, or behaviour endangering others will result in immediate termination without refund.

17. Medical Care
Guests are advised to hold adequate medical and travel insurance. The View will assist where possible but accepts no liability.

18. Governing Law & Jurisdiction
This Agreement is governed by Greek Law and any disputes shall be subject to the exclusive jurisdiction of the Greek Courts.

Arrival & Departure

Smoking
Smoking is strictly prohibited inside the villa. Smoking is permitted outdoors only. Please use ashtrays and never leave cigarette ends around the property.

Security
Please ensure all doors, windows, and gates are securely closed and locked when leaving the villa or at night. Use the safe for valuables where provided.

Energy & Water
Please conserve water and energy. Turn off lights, air-conditioning, and appliances when not in use. Water is a limited resource on the Greek islands.

Children
Children and minors must be supervised at all times, especially around the pool, terraces, balconies, steps, and low walls.

Noise
Quiet hours are 14:30–18:00 and 23:00–08:00. Loud music or disruptive behaviour is not permitted.

Pool Rules
Use of the pool is at your own risk. Children must be supervised at all times. Please shower before use. Do not throw objects into the pool. Pool areas may be slippery when wet.

Towels & Linen
Please avoid using bath towels or bed linen while wearing tanning oils or sunscreen. Pool towels are for pool use only and should not leave the property.

Pets
Pets are only permitted with prior approval. Guests are responsible for their pets at all times and must clean up after them.

Care of the Villa
Please treat the villa and its contents with care. Any damage or breakages should be reported promptly.
